I am Bhavik Sarkhedi. I live in Ahmedabad, roughly a hundred kilometres up the new expressway from the ground this site studies, close enough to drive there and check.
I came to Dholera the way most readers of this site did: through a claim that sounded too big to be true, made by someone who wanted my money. The difference is what happened next. I started reading the primary record, the sanctioned plans, the government monitoring reports, the cabinet releases, and kept notes. Those notes became the Dholera SIR Working Paper 2026, and the working paper became this site.
My rules are on the method page and they bind every word here: primary sources first, every number tiered, no invented figures, no developer favours, and verdicts signed with my name so that being wrong costs me something.
The published work
Five books and a comparative preprint sit behind this site, and all of them are free to download from the research library: the reference volume All About Dholera, the long-horizon book The Future is Dholera, the timing book The Right Time is Dholera Right Now, the data book Dholera in 100 Charts, the investment thesis Why Invest in Dholera, and the paper that produced the Greenfield Index, which scores eighteen built-from-scratch cities and places Dholera eighth.

What I am not: a broker, a developer, an agent, or a landholder in the SIR. I sell nothing on this site and take nothing from anyone who does.
